What are measurement services?

A floorplan service is just what it sounds like: Based on your needs, an appraiser will measure the property's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove an accurate Gross Living Area (GLA), the total livable space, of your home. These services are helpful and often essential when disputing property taxes or selling a property.

How do floorplan services work?

During a measurement or floorplan service, a certified appraiser takes measurements of your property with a measuring tool — generally a tape or laser measuring device. As they walk the property, they make note of the layout of the rooms and other features, like closets, entryways, and pantries. They might sketch the property. Then, the appraiser develops a report and detailed sketch showing the total area and the overall layout of the house. The finished report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When are measurement services required?

Real estate taxes

Tax records often reflect inaccurate area of a property because the values can come from many sources, and sometimes go unverified — meaning you may be paying for more space than you have! Unless a certified appraiser has executed a recent evaluation or measurement service on your property (after any renovation that might have affected square footage), you'll need an appraiser to perform a home measurement service before challenging what you're taxed. An appraiser assesses an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.

Selling your home

A measurement service will secure a fair price for your house. Square footage is one of the biggest elements potential buyers examine when purchasing a home — but since these values are often estimated rather than properly measured, your property listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially decrease the selling price of your property as well as the number of potential buyers. The only sure method of using an accurate GLA when listing your home is to refer to a recent appraisal or measurement service performed by a certified appraiser (after any remodeling that might have affected square footage).

For real estate agents

To ensure that your client's home sells at a price that accurately reflects market value, we advise requesting a measurement of the property. Clients, and potential buyers, will be grateful for your thoroughness, and you can be certain that the GLA on your client's listing is truly representative of their home. A measurement can also be a great marketing tool for getting potential buyers interested since they can view the layout and details of the home before and after a tour.
